About the Awards
Formerly known as the Enfranchisement & Right to Manage Awards (ERMAs), the Apartment Adviser Awards have evolved to reflect the changing landscape of the leasehold property sector. Now in their 17th year, the awards recognise excellence across enfranchisement, right to manage, and the wider apartment and leasehold community.

With a modern brand, expanded categories, and refreshed judging criteria shaped by industry feedback, the Apartment Adviser Awards provide a credible, inclusive, and highly respected platform to showcase best practice and leadership.

How to Enter – Key Information

The entry deadline has been extended and will now close at midnight on Friday 17 April 2026. There will be no further extensions after this date. 

To make the entry process as clear and straightforward as possible, please note the following before you begin:

Registration: You must register before starting your entry. Once registered, you can save your progress and return to your submission as many times as needed before submitting.

Set Criteria: Each category has set criteria points. These must be addressed individually within the entry form to ensure clarity and consistency.

Category Guidance: Please review the category-specific criteria and word limits on our website before starting your entry.

Testimonials – What You’ll Need
Each entry must be supported by a minimum of two testimonials.

Please ensure that all testimonials:
- Are dated within six months of the entry deadline (i.e. dated after Friday 10 October 2025)
- Directly support the specific category and entry submitted

When gathering testimonials, we recommend the following best practice:

- Specificity Over General Praise: Testimonials with clear examples of performance, service quality, or outcomes carry significantly more weight.
- Relevance to the Category: Testimonials should be tailored to the award category you are entering.
- Detail and Insight: A short paragraph or two is generally more effective than a brief sentence.
